The property is one of the buildings of the closed row of Vigyázó Ferenc street. The existing - recently completed - building structure was constructed by retaining the existing building structures in excellent condition, with minimal demolition and modification (demolition and reinforcement of the required elevator block location, demolition of part of the non-load bearing partition walls). The existing renovated facade was also retained. The suspended corridors were eliminated as walkway levels, considered as shading roofs, plant support and treatment structures.

The finished exterior façade will have an unchanged design, with only repeated restoration silicate restoration painting and glazing, using the original colours. The rooms are equipped with 4* category facilities.

Vertical access is provided by a smoke-free staircase and two lifts for guests. The lifts are of a car-less design, 2 with a capacity of 800 kg and 1 with a capacity of 1000 kg. 1 security staff lift will be installed to each room on each floor for the transport of laundry, linen, garbage, tools and equipment, with a close connection to the laundry and garbage storage in the basement. The service functions include storage and storage of equipment on each level.

The staff entrance is located next to the car driveway, with connections to the staff changing rooms, back offices, kitchen facilities and warehouses.

The proposed building -3P ground floor 6 storeys. The main entrance to the hotel lobby will be located on the street axis of the ground floor, with the entrance to the car parks on the left and the restaurant entrance on the right. The restaurant/breakfast area is connected to allow flexible operation.

The hotel is centred around a glass-roofed, multi-level atrium lobby. This is also the reception area, connected to the back offices.
